There is no project we'd rather lose than one we shouldn't have taken. This page exists so you can decide before we ever talk — and so we can point you somewhere better when Icon isn't the right answer.

Icon is for you if…

We are the right partner for families building a home of consequence across greater Chicagoland, southeast Wisconsin, and northwest Indiana. Specifically:

Icon is for you if you…

  • Are planning a ground-up custom home — on our lot, your lot, or one we find for you (typical investment $1.5M and up)
  • Want a true partner, not a vendor — you value education, transparency, and a relationship that lasts longer than the build
  • Are willing to invest the time in a real Discovery and Design process before construction begins — you understand that great homes start with great conversations
  • Want a fixed-price contract tied to a complete specification, not a cost-plus arrangement that puts budget risk on you
  • Value craft, longevity, and a builder who is still calling you ten years after move-in
  • Live in or are moving to Lake, Cook, McHenry, or DuPage County in Illinois — or southeastern Wisconsin
Section Two

Icon is probably not the right fit if…

We are not the right answer for every project — and we'd rather tell you that on this page than waste your time in a meeting that ends the same way. The most common reasons Icon is the wrong fit:

We're probably not the right fit if…

  • You need a single trade — new flooring, an interior paint job, a deck replacement, a roof. You need a specialty trade, not a design+build firm.
  • Your project is a remodel or renovation, not a new build. We have a whole division for that — Icon Remodeling — but this team is built for ground-up custom homes.
  • You want the lowest-bid procurement model. Cost-plus contracts with thin specifications produce lower upfront numbers and higher final ones. If that's how you want to manage risk, a cost-plus firm will serve you better.
  • You need to be finished in fewer than six months from first call. Our Discovery and Design phases alone average 7–19 weeks before construction begins. Speed is not what we optimize for.
  • You want to change builders mid-project. We don't take over from another firm. The trust and accountability our process depends on can only be built from the first conversation.
  • You're already committed to your own architect and want a builder to bid the drawings. We're happy to do this — but you may be better served by a construction-only firm whose model is built around it.

If we're not the right fit, here's who is.

We mean it when we say we'd rather point you somewhere better than waste your time. Below are honest recommendations by project type — these are firms and trades we've worked with, would hire ourselves, and trust to take care of you.

Single trade work

A remodel, addition,
or renovation
That's a different craft — and we have a whole division built for it. Visit Icon Remodeling — the same standard, made for existing homes.
Lowest-bid procurement
(cost-plus comfort)
Several established Chicagoland firms run a cost-plus model professionally. We'll name the ones we'd interview if cost-plus were what we wanted — just ask.
Speed-first build
(finished in under 6 months)
Production builders or modular firms can hit this timeline if a curated plan and accelerated selections work for you. We can recommend who runs that model best in our market.
You already have an architect
(plans complete, bid-ready)
If your architect has a preferred build partner, follow that recommendation. If not, a construction-only firm with a strong PM bench may suit you better than a design+build like Icon.

None of these referrals carry a fee or commission to Icon. We make the introduction because we want you in the right hands — and because the families we serve at the scale we serve them deserve to know there are alternatives.

Section Four

How to know if Icon is right for you.

Three questions worth sitting withWill this home matter to your family in ten years? Do you want to know your builder personally? Are you willing to invest the time in design before you start construction? If you answered yes to all three, we should talk. If you answered no to any of them, the firms above will serve you better.

The most reliable signal isn't a quiz. It's the conversation itself. In 60 minutes of Discovery you will know whether we're the kind of people you want to build with — and we will know whether your project is the kind of work we should take on. If we don't think Icon is the right fit, we will say so in writing within five business days, and we'll point you toward whoever is.
